Exterior
 

• Keep the grass neatly mowed & edged
• Keep shrubbery trimmed 
• Remove weeds from flower beds & apply fresh mulch
• Apply fresh stain & repair any missing or rotting boards to wooden fences
• Replace door handles & locks if necessary
• Paint the exterior doors if needed
• Clean windows inside & out
• Power wash the home’s exterior & scrape/touch-up paint in areas where needed
• Replace any rotten wood on the facia, trim, or exterior of the house
• Ensure all gutters & downspouts are firmly attached, functioning properly, & clean
• Buy a new welcome mat
   

Interior
 

• Remove any oversized or unnecessary furniture that blocks pathways or doors 
• Clean & organize cabinets, closets, and bookshelves
• Clean all light fixtures & ceiling fans
• Shampoo carpets & clean tile grout
• Fix or replace discolored grout & broken tiles
• Remove excessive wall hangings, knick-knacks & personal and family pictures
• Repair all plumbing leaks, including faucets & drain traps
• Make minor repairs (torn screens, sticking doors, cracked caulking)

Special details for showings
 

• Turn on lights if the showing is after dark
• Open all drapes & shutters in the daytime
• Keep pets secured or outside
• Make sure that all personal items are put up in the bedrooms & bathrooms
• The counters, shelves & dressers/tables should be clutter-free
• Make sure that beds are made & bedding is neat
• Kitchen counters should be clutter-free & there should be no smelly foods out or cooked close to showing or open house times
• Play quiet background music
• Vacate the property while it is being shown
